I worked for a Houston based real estate brokerage for a while that was pushing tulum condos, and tbh that lead to me eventually losing faith in the vision of the company and leaving for a different brokerage.

If you believe in a 5-10 year vision you can't go wrong in our area.

You will need a vision for it.You may need a Pitch Deck for it.You will need to have "Realistic" (know what your doing) Pro Forma Financials (with chart of account type headings that this type of investor has seen before).

Don't be tunnel visioned on rate.  

(not bragging, giving you a vision of my situation) I also have a good chunk of money in crypto and savings.

I apologize if there is already a community like this standing in place on here but when I initially searched "military members" I didn't come across much on the initial and was instantly compelled to express my vision.

You also have to make sure you have a clear vision of how an acquisition will make you money and have as many exit strategies as possible.80%+ of investors hire a Realtor to find them a property.

Glad you were able to navigate through such a challenging process to get to 90% disability.Great advice on here regarding partnering with another veteran, co-borrower/co-signer, acquiring gifted funds, etc.I'd recommend using BP's "Network" tool to get in touch with investor-friendly lenders and Realtors that can add value to you in several ways:- Share a pathway to qualification by helping you devise a financial action plan- Share local market insight to get you up to speed on your target market(s)- Educate you on the process of getting a loan approved and finding/negotiating/closing on a propertyYou may not be where you want to be at this very moment but many of us start this journey with a vision and work ethic... once you put your team in place, taking action and the right timing will get you to where you need to go.Best,Abel
