I am always amazed to see the different price points in the different areas of the country.Around here $259,000 will get you a fully leased 6-family in a C/C- neighborhood if you're lucky.

I get that part about debts but we have an estate acct for this purpose where once house is sold it goes into that acct. she had only 2 cc's and hospital bill. everything else was paid for.

This only works though if you have a new CC that has "0%" interest for a year on purchases AND transfers.

If you cannot get a cc open one up where you pay an upfront deposit (250-500ish) The cards will give you a solidpayment history for when your ready to get a loan.

But it sounds like you have good credit and can get some 0% CC money for a while while you finish and get it rented.
