Most of your work is on the front side with the due diligence.If want more control then I would partner up with someone with experience that will JV with you.Going at it alone is your highest risk path, but be careful about announcing your good fortune as you will attract many more opportunities than you can filter.The biggest problem with the 1031 is the timing.

It does on my phone.When I hit #4 on my phone it announces on the phone that the call is being recorded... which I also don't want to do.What I want is > A button to hit on my computer that automagically records My Audio through the built in PC mic and the caller through Google Hangout.I'm open to alternatives.Thanks!

As much fun as it is to cruise down Kalakaua Ave. in my Realtor's Jag I prefer going to open houses and announcing myself as a nosey neighbor if I'm looking at comps or give my Realtors name if I am looking to buy.

@John McAllister  Many of our foreclosures “sell to the bank for $100”, the reason is.....the bank announces/reveals the price they will bid up to (their max bid bid price, the minimum price they will let it go for).

You might get someone to just add you to their auto-prospecting MLS email notification list, BUT if you want an Agent to really work towards locating off market purchases for you......announce your needs at MLS meetings to shake loose pocket listings, send out mailings, knock on doors, turn over rocks, you better be willing to put a ring on it!
