I would feel safer personally having one of MY beneficiaries becoming a co-Trustee/or with the existing Trustor and not put my bet in the Trustor playing fair after I was gone and he had all the work for the benefit of my beneficiaries.

Personally if the others were bringing only cash and I were the sole sponsor or had a co-sponsor in with me, my LLC (a) would not get less than 25% of cash flow and the equity and more likely 50%.

I understand that a gas burning appliance in a bedroom could be a potential safety hazard however from what I have read, this seems to be common thing in Chicago and I couldn't find anywhere that this is a direct code violation for the city.My question is, is this something that I can get by with having a CO detector placed in the bedroom?

Mine (reviewed by a CO attorney) allows me to give ten days notice (before the rent is due) that the lease is terminated.If he doesn't pay the rent on Jan 1, you will have excellent cause to start an eviction.

A co-signor (endorser) is a signatory to the contract (lease in this instance) and is entitled to all the rights and subject to all the obligations of the contract ... in other words, they have tenant rights.
