When I have to do a roof, I arrange it with the contractor such that I buy the materials and pay for them over 6-12 months at 0% interest on a store CC then the contractor gets paid after the job is done.

@Jarvis Smith when paying by CC then the financial institution sends a 1099K instead, so you are not required to.

One in Milpitas one in Palo Alto one up at Silverado CC in Napa and one in Portland Oregon... it works pretty darn well. and especially starting out I could no way have made that kind of money on rentals no way.
