The Self-Sufficiency test makes it pretty much impossible to get a desirable property with less than 10% down.Single Family REITS have also greatly outperformed multifamily in the last years and now institutional players are getting involved.

Decent brokers will out perform most wholesalers is what I see.. they have better title company contacts and we can all only move as fast as the title company moves.. so thats simply not true.. 

In my case I am using Index Universal Life instead of Whole Life as I believe that in the long run they outperform Whole Life, but the concept is the same.

It seems like STRs are outperforming LTRs for most markets.

And my clients have to scramble (usually then choosing to talk with one of the local lenders I told them about) and we get to closing....they're stressed out, and I'm like "local lenders have a brick and mortar office you can go to, sit and talk with them eye to eye, and they have a track record with my past clients"...local lenders most always out-perform the large national lenders that advertise how great they are.Often, people will end up refinancing after 1-5 years anyway, so the absolute lowest rate is often a moot point.  

On the contrarian side, I want to point this out: If you did only do one deal a year forever, here's what that would mean.30 years from now you'd own 30 cash-flowing rental properties, each giving you tax advantages, debt paydown, and appreciation.Year after year you would continue to learn and earn.You would be outperforming the VAST majority of people who talk about real estate investing.Back to the original point though, be faithful with what you have now, learn as much as possible while doing, and you'll find more and more opportunities.
