If they're on disability and don't have a job or a large volunteer commitment and they're not obviously physically disabled, get a full confidentiality release of their mental health history so you can determine if you can cope with having them as a tenant.

Otherwise my offer will be “X” because I’m going to have to spend “X” to pay someone to turn it back.Then tell them that a 1/1 in their area goes for “X” and that is where your offer came from.Just use “kid gloves” because it’s possible that some sort of disability (i.e. going up/down stairs) led them to chose that location.

I don't think Cozy would work in my situation because of the different backgrounds. ie. some tenants are elderly and don't understand that stuff, I have a tenant who is mentally disabled and wouldn't be able to do it and several that are low income and like I said before, only deal in cash.

Not sure your situation, but the VA funding fee is a large expense unless you are waived due to disability rating.
