They were certainly willing to take their 10% every month, but it looks like they didn't do anything other than facilitate repairs that the tenants called in.  

I was happy to make the sale but half way through the transaction was notified by FCI that they cannot facilitate a transaction involving "real property".

Get him to cooperate with facilitating any repairs/painting/ etc that need to be done while he is still there.

Often times it feels like if I weren't facilitating between the insurance, contractor, tenants, and tenant's insurance, then this whole thing would fall apart.

Doing so costs them nothing and if it facilitates the deal and saves them time and money, why not?

@Justin Hannah Ask for referrals on BP or other forums and interview them specifically about going direct to seller and being a transaction facilitator for investors.

So yes if folks want to risk buying a home 2k away and trying to do remote rehab.. they can save the middle man profit or a portion of it. but they can also get schooled pretty easy.there are some turn key light guys I know that will facilitate the BRRR method for buyers IE buyers pay cash  then operator takes care of rehab and PM.. then they refi.. 

I'm considering getting my real estate sales license primarily for the purposes of facilitating my own transactions.
