Are there any venues, attractions, large employers or transportation hubs located nearby where tenants may want/need access to short term housing during all 4 seasons? 

There is a lot of upside in the area with KCMO investing billions in transport, World Cup in 2026, and Royals moving into the area.  

There is a new hospital under construction, and lots of transportation and warehousing employers.

The enclosed breezeway connecting the house to the converted garage does not have the proper footings.

Stuff happens...movers reschedule; helpers do not show up; personal transportation schedules change; cleaning takes longer than they expected; and moving to a new home- there are bound to be delays of all kinds.

People spend far too much money on their housing, and to a lesser extent their transportation situations and other fixed monthlo costs, and it very much keeps them in debtors' prison their whole lives.It was more than enough to convince me, and it's making an enormous difference in my own life.

Transportation. 

Public transportation is now free and the rail car system was expanded, the city has also secured several grants to create a solution for transportation to and from the airport ahead of us hosting the World Cup.
