I haven't decided which area I want to invest although I have been looking in the area around DC, like, Derwood, Rockville, Fairfax & Falls Church.

@Kelley Webber I'm in CO and also have VA roots (NoVA/Falls Church) but I'm curious as to why you would not try to invest in CO? 

I am renovating an old (church) building into 4 units - 2 up and 2 down.

It sits next to a small church on one side that has about 3 acres and the neighbor on the other has over 2 acres so it's got good privacy for a neighborhood setting. 

A church built in 1905 last sold in Jan of 04' and converted to a 7723 ft single family home in a rural area near Billings has come open for 196k.
