I'd state the terms of the lease and have the tenants acknowledge those terms, I'd also include disclosures, that "tenants provide heat/cooling to the interior of the building from the exterior walls of leased space to the center of the building and to the outer particians of common areas adjacent to their leased space".

As you get into larger multi family properties I feel there is tremendous risk in the market the few acknowledge or understand.The best way to learn what is best for you is to get out in the market and look at lots of properties and lots of neighborhoods, from the bottom to the top.

Maybe you're banned from FHA loans, or maybe banned from buying another HUD foreclosure, every now and then people go to jail for loan fraud....and you sign a document at closing normally that acknowledges that.My thought is if you are telling me today, that there is a good possibility that you won't be there a year, then rent and don't buy anything.
