It's totally unfair because they will pay a co-broke, but for some reason they won't pay it to the Buyer who happens to also be the agent.Also, if you are buying a HUD home, you cannot be the Realtor taking a commission and the Buyer.

I had the experience of screening two co-signers for two different tenants (one was the step-father of the tenant, the other was the tenants brother).Good thing I did this; despite the fact that the brother was an airline pilot (making big bucks), both co-signers had lousier credit that the applicants.So offering to be a co-signer is no guarantee this is a blessing for the landlord.Gail

Tax assessor will tax you based on whatever you have even if it doesn't match the records at the buildings department.As far as getting permits, even if you don't have a CO, you are still supposed to get permits for work done.

I am pretty new to this ant this might seem stupid but can you put the property under the LLC, which has no credit, so it would be difficult to get financing, but can you then be a co-signer on the property to build LLC credit?

@Cassi Justiz if there are no other red flags I would: 1) Ask for a co-signer and 2) increase your security deposit (make sure not to surpass your state's maximum however).

Personally I think it'd be a smart idea to bake some sort of clause into a house hacking lease that removes Landlord of such liability and asserts Tenants are aware of and assume the risk of covid-19 transmission in such a co-living arrangement.
