You dad could perhaps get a loan, with you as a co-signer.

Two of the three ended up unable to find a lender who would finance (either due to square footage or sq ft + being a co-op) and the third had very unfavorable terms (45% down @ 12.5 rate, 24mos interest only, 3 pts up front + 3k in fees).

I had a co-worker that had a system installed on his house that shuts the A/C or heater off when he reaches a certain amount of usage for the month to control his monthly costs.

I used a CO detector for my ventless heater and it did not register any difference.

In those documents it lists all the homes and all known liens on each property and I was able to find my name and lien so you may want to check there too.I spoke with a CO attorney and he mentioned there is also a stay on any proceedings or court actions (Foreclosure) on any of the homes which was imposed by the Receiver so even if note holders are looking to try to FC I don't think they get very far.

A co-worker told me a similar story of a recent apt deal that didn't turn out.The negative feedback and bad deals seem to always be from the multifamily partnerships.

You'll also want to think about finding/developing a co-sign agreement, holding deposit agreement, notices when things go wrong, termination, and maybe interview questions when calling to verify references.

And she has a co-signer.
