This type of speculative investing is exactly the kind of thing that gets new investors into trouble, because they may get into an emerging market quite by accident, make a bunch of money, get very excited about the method and then plunge forward into more similarly speculative investments without really having the experience to know how to do it safely, if that's even possible.Cash flow based strategies on the other hand provide much lower risk.

I feel I am now ready to take the plunge, so to speak, and I feel there are much fewer holes to be filled knowledge-wise, as there used to be, so I'm feeling more confident about my success the first time out.Eugene is a mid-sized city of about 150,000, so I hope I am able to find some other folks out there that are from the same area.I am primarily interested in rehabbing and wholesaling for the near term, with a long term strategy of buying and holding for appreciation and cash flow once I have enough capital to make these deals more fesaible.I know I'll have lots of questions, but I'd like to thoroughly read through these forums first lest I ask something that has already been answered.In time I hope to give back to help pay for the education I've received.Anyway, just wanted to say hello and a big thank you for making this site possible!

I believe I am ready to take the plunge into REI with all I have learned from my studying.I currently reside in the SF Bay Area, CA (San Jose to be exact) and thus it will be difficult (near impossible) to find REI properties that cash flow well (10%+ cap/25%+ COCR) in my home territory.
