Those are usually stepped, so you owe them less each year that you own it.When it comes time to sell, based on everything you are saying about your town and market movement, I would hire a Realtor. 

The rate will be higher with this, but you are sill better of getting a 30 yr fixed as it provides you protection against market movement.

Humidity, heat, and no air movement = problems!

If it is someone who has perpetual issues with making timely payments, etc, then stick to your guns if in fact there is documentation that the payment was made late.
