I intend to improve the exterior of the property and treat the tenants well, but I don't want them to call me to plunge their toilets or replace their light bulbs! 

That being said, realistically you will need to build up some more capital before taking the plunge. 

It might pay to assess your options, develop your realtor business, have a bigger savings/safety net before deciding to take the plunge.

Let's say housing values plunge (as they sometimes do!)

I did not feel ready to take the plunge for 30-40 doors as my first one. 

A few years ago, I took the plunge and removed all of my basis from my retirement investments to accelerate my portfolio and never looked back. 

I am deploying this summer, and want to take the plunge and send the wife back home to buy and live in a multi-family while i am deployed (she would only be living in it for about 8 months).
