So what protects the contractor from charge backs or if he did good and honest work and you simply decide to call your cc company and dispute the charge?

My bookkeeper talks to my tax professional, I give the bookkeeper all of the water statements, our itemized monthly bank/CC statements, etc and they put it together all nice and pretty and bills the tenants appropriately.

BUT CC is opening up several hundred units over the next six months, so I’d look 3BR+ to not be in direct competition.

I've read on this forum how there are REI that love deals that cost them $90k in cash (DP, CC, rehab, etc..., and make $3k/month as a good deal. 

Doesn't NEED to be a business bank account- but often some perks to having one and a business CC as well.

Get that thing rehabbed ( Use CC, or rich uncles funds, or any other method you can dream up to pay for the rehab)6.

Most guests are so dumb, that they don't even know that it was applied to their CC card.
