@Justin SheppardI would like to second that OKC is attainable for hitting that 1% mark, we bought a house in 2013 for $82,000 and after putting in some sweat equity and around $8,000 we were able to rent it out for $1,200, about 1.3%.

It entirely depends on being able to actually attain a great ARV (supported with an appraisal) for resale or to cash out refinance.

You get a worse education, attain student debt, gain no real experience, & by the end of it you still have no real estate.

These parameters will help decide what kind of yields you are searching for, which you can use to filter down your list of macro markets.Then I would start by looking at the macro market's fundamentals, that is the population, job and income growth over time.After that, I would look to see what the rents and home prices are and how those are trending as well.I would do a similar analysis, but at the sub-market level for the metro area you are considering investing in.Other metrics that I find valuable to understand are household income, poverty, unemployment, and educational attainment.

I would join forces to attain things that are out of reach to me individually.  

A lot of people who post on here never invest anyway, but give themselves hope with OOS because it feels more attainable.

Short Answer: Yes, that goal is absolutely attainable. 

The 1% rule is attainable mostly these days, but it's still not my focus just because those rules can get people in trouble.
