I would simply ask is anything in life ever gonna be perfect you can't pick a perfect time to have a baby because some ppl will tell you that you need the world some will say you only need love run your numbers under the worst possible scenarios if the place is vacant for a year if rehab takes double the time if there's still a slim profit you might have stumbled on a gold mine does it make since to just throw that away if the girl is cute she cooks she cleans your mom and sister like her do you walk away to find better?

Yeah, I figured that a smaller cabin would be a better option during covid, but I will never have time to self manage so I think my profit margin is going to be too slim to be successful in Big Bear.

My net worth is slim to nothing other than the cash I have....I have been working for my fathers "empire" for the last 4 years....I have property overseas that's very valuable (in my name) however it's in another country so I don't believe lenders will even consider that....So I am stuck & have to utilize my father...Defauliting isn't the question here, its how to structure the loan in a way not to stretch my fathers debt-to-income ratio...

The chances of you ever being asked about it are incredibly slim as long as you keep current on the loan.You may consider - you can only have 1 FHA loan at a time, it could restrict you from purchasing in your new location, carrying 2 mortgage payments with no landlord history, 1st property is at a high LTV etc.
