I don't want to go out of portland/beaverton/hillsboro since the things I want near my property is ease of transportation, as I don't have a car.What states would be good to start a multifamily where I can make some cash flow or at least break even so I can save for a downpayment for my next property?

Just outside of the city, public transport is easily accessible, values make sense, 1% rule is no problem (though taxes are relatively high, so work that in), and courts are balanced from my experience.

Not to mention. having to transport the appliances.  

Unless the issue of public transportation is properly addressed, I do expect Nashville's growth rate to cap out eventually; however, I still think we have quite a bit of time before we get there!

The value I saw was that the square footage was under-reported since the previous owner had enclosed the breezeway and attached garage, turning it into a 1/1 apartment and the large detached 2 car garage also has an efficiency built in the rear portion.

Some appraisers view closets, stairways, storage areas, enclosed patios, and other spaces differently, which can make a big difference in a large house.
