This lowers our tenants' security deposit requirements, provides us with a wider potential customer base, saves us from the administrative work of managing security deposits and, in this moment, takes us out of a situation where Governor Murphy's order adversely impacts us.  

I think it also helped by disclosing this adverse material fact to the seller prior to closing.

Despite the lease, does she at some point get tenants' rights (I'm thinking something akin to "adverse possession.") or do I have to option to consider her a trespasser if I choose?

I think if there is significant turnover, that instantly adds uncertainty, and business is universally adverse to uncertainty (it doesn't really matter the politics, change is change, either way). 

Don’t come to my market and try to compete with me when I have advantages, it’ll be an uphill battle and you’ll get adversely selected against because you don’t know the market.

I am also not adverse to other real estate investment opportunities such as providing financing, note investing, partnering, etc. as long as the numbers and scenarios make sense.

In CO, we are required to send a Reason For Denial Letter and can combine it with an Adverse Action letter when rejecting an application.

You are also held to strict reporting times for adverse action letters, data storage requirements, and safeguarding of sensitive information.
