In the midwest or in other colder climates move ins are tough in the winter so now that it's warming up we're seeing leasing traffic increase, so that's something to consider as well.  

If you are not getting any traffic, it is usually a pricing issue based on what I have read on this forum.

There's so much medical traffic in Oklahoma City with the biggest and best hospital in the state.

I would suggest you Buy a Home within a few miles of that JOB to avoid Traffic Jams.

The expansions in the area are already linking Tampa to Orlando via I-4 causing huge traffic issues but hopefully that gets slightly better as they expand the express lanes from Orlando to Tampa.

I would probably do the sites, and then try and drive my own traffic as well.

A traditional RV park has transient traffic that moves in and out of the park.

You have to consider congested traffic, parking can expand into neighborhoods, church bells, weddings, funerals, Sunday mass or other religious Holidays.

In other words, if I can acquire a prime freeway access property (190k daily traffic count) and build for less than acquiring a facility ($25 to $28sqft), with competition all over my 3 to 5 mile radius, although there are multiple new housing developments and apartments going up ->-> would you even consider it?

Use that money to put down on a real piece of property that offers tax benefits, appreciation and less police traffic.
