But you could see the distinct advantage I had it was huge.I feel sorry for folks doing this in PA and other states that are so antiquated..

PA is a just cause state.Tenant broke lease, non payment of utilities.You served 30 day notice.Tenant didn't vacate. 

In my state (PA) a tree falling and causing damage to someone else's property only creates liability for the owner of the tree if the tree was known to be in poor condition or if the owner should have known it was in poor condition.

Hello everyone,I live in PA and currently have 1 $200,000 mortgage on my house that worth around $370,000 right now on Zillow.

If this was a standard contract in PA, seems like the Seller is in default of the contract on many levels. 

In PA we have a 5 day standard period to review leases and ask for all info regarding tenants.
