I also think many buildings I view are super outdated and I view the landlords as just milking the buildings and not putting money back into them so I view it as buying someone's else problem.

Some say it's a great hands-on way to learn, while others find it a bit outdated.

We purchased a 4 unit property that was extremely outdated and moved into one of the units. 

If the property is outdated or distressed you have options.

Also, I was reviewing the BP tutorial for new members, to better understand how to navigate the forums and the site but the info is different and seems outdated.

My mother also needed to update her old, outdated living trust and she needed re-structuring for real estate and cash asset protection, as well. 

For ex replacing a good but outdated tile with a new tile . 

Something that is out dated, maybe needs new paint, carpet, landscaping and so on, but nothing major.

Make sure you are accounting for renovated properties as opposed to outdated ones as well.
