Just be sure to do your best to compare apples-to-apples, not just with beds/baths/sq ft, but also quality of finishes.Then present this info to the tenant and ask them what they think a fair increase is.Strategy is to show them they can't find anything else at the rate they are paying.Of course, at least 25% of the time they will claim they can't afford any increase.

My BEST advice is that unless someone is going to invest a lot of time in education and money to gain hands on experience, they’re better off investing in passive investments and leaving the “heavy lifting” to the people for whom investing is a full time occupation.

I took your advice to mean they are only getting paid on their fees, not the rate charged.Lenders make their fee 1 of 2 ways typically.Lender paid compensation= the lender/broker fee is baked into the interest rate (most transactions are done this way but it makes it difficult to understand the actual base rate of the lender because they may charge more or less than other lenders so the comparison is not apples to apples).Borrower paid compensation = the comp is paid directly by the borrower as a line item in Section A.
