I'm quite sure the fractional ownership is okay, but is the lease option idea feasible while accomplishing tax deferral of the capital gains.

I wrestled with the same question and decided to forgo pet insurance, as I couldn't reconcile myself to paying month after month and only using a fraction of my premiums every year in routine care.

But no way would I put more than a small fraction of net worth into them.

Hi @Agustin Figer RN    I'd have to agree with @Roman M.Tax Liens will give you the best opportunity to potentially obtain property at a fraction of the cost, or receive the interest associated with them.

I am aware that I can refinance a home immediately if I paid cash on it, however I have always been limited to some fraction of the purchase price. 

I'll buy fractional interests or disparate pieces or estate, even in litigation, knowing how to reassemble the paper pieces later.

ESPECIALLY one who invests with their 401K, which mind you is only is available to a VERY small fraction of people. 

Pretend you don't have 35k or only a fraction of that . 

@Shiloh Lundahl if funds per investor is limited how about fractional ownership on 1st liens to eliminate the need/risk of 2nd position liens?

Also, they are not obliged to provide even a fraction of transparency that the average mutual fund manager has to provide.
