To be honest, unless your area has super relaxed laws, I would either negotiate the unit to be vacant prior to acceptance or just skip it altogether.

At one point, that was the most important game to understand and I got really good at it…And then, almost overnight I discovered that I was playing the wrong game altogether.

If one had multiple buildings they could be moved to another building to get away from the problem altogether.  

@Kyle ScholnickI agree with you that the numbers presented on many turn-key companies' listings can be way too optimistic, if not unrealistic altogether. 

A 1031 defers paying taxes but a primary residence sale removes the tax liability from selling up to a certain dollar threshold altogether. 

It also is helpful to have a California LLC in case you ever sell that property and move into another state so that you do not need to form a new LLC altogether with new operating agreement, just re-register in the new state as a new foreign LLC.

IMO, they should do away with ESAs altogether and make everyone qualify their pets as Service Animals, with the appropriate training...
