AJ -- Admittedly the Midwest is where I feel most comfortable and investing in high growth markets in the southeast intimidates me.

My brother and I started targeting small multi-family and are actively buying and wholesaling across the SouthEast.

The southeast and midwest have been profitable locations for commercial.

Can anyone point me in a direction for one in the southeast part of the Denver metro area?

The South East is where I was considering, states such as NC, SC, FL.  

There's no superior advantage to those places over other great rental markets, but CO doesn't have properties that even compare to what you see in the southeast in terms of rent/price ratio (at least nothing within a couple hours of Denver) so I have to invest elsewhere. 

All the changes in the banking landscape are bound to impact real estate and I would like to follow multifamily foreclosures throughout the southeast.
