One way is through direct mail marketing, which is when companies send out postcard like letters with an advertisement about upcoming listings that get sent to a particular neighborhood or area.

I have used websites with landing page forms embedded in them, social media ads with signup forms, bandit signs, cold callers and letter and post card campaigns that are all funneled into my system to be identified by source, and joined into the progression of lead management as well.

I might take a look at a postcard since it's wide open to me and requires no work to open.   

I could send out postcards and wait for my phone to ring.

In the middle of those 2, they are getting TONS of postcards and calls and will be blocking out all outside contact because they think you are serving papers or are sent by the bank.

I send out postcards for general real estate needs but also add an asterisk to them that I pay cash for homes so I try to double dip as much as I can with my marketing monies!

Sending postcards or letters to potential sellers can be effective.

Heck yes. 36 postcards at about 50c each so around $18 total cost. 

My basic understanding is that you snap  a picture of the house you’re interested in through the app, and it can track down the owner and send them the picture you took and a custom message on a postcard.
