Last time I checked with my architect, the construction cost in Portland metro including labor and materials, architecture fee and permits costs about $150 to $250 per sq ft depends on the finishing.

Guy wants me to carry out a construction project/plan thing.. his house sits on 8 parcels of land (he owns). he did a lot of architectural/ construction imperative work all around the country when he worked- so he had constructed a plan he'd like for me to submit to the city to have them make a roadway connecting his high end neighborhood ( like already stated, arv is 430k) to an even higher end neighborhood that will be developing over the next year or two (already has a 1.2M house to start it off).

After looking over all costs in this development I came up with the number of $45,000 per unit which includes land, permits , parking lot, roof,GC costs , Architectural costs etc.This unit would be a small 2 bedroom 1 bath and it would be rented to a section 8 tenant for $945 where the tenant would pay for water & electric.When calculating the return on investment I came up with a an ROI of 15%$45,000 total build cost /unit Gross yearly rent ($945 x 12 = $11,340)-40 % expense Income $6,8046,804/ 45,000. = 15.1% ROI These are not accurate calculations but I believe they are close based upon my research.

Not looking to build, but to rehab an existing historical property. my interest in the areas has been spiked due to the amazing adobe properties in this area (I blame it on my architecture background >,<!)
