If it's cash flow you're more focused on, generally your midwest and south east states are more favorable, but to reiterate, if you don't have a resourceful team assembled, I can almost guarantee you won't have much success.

@Oye Dosumu Honestly, if you know another market well say in Texas or the Southeast, I would recommend building a team there instead and use 3rd party mgmt.
