Any adverse changes to the area recently?

I've even gotten title to props via adverse possession.

Then sell it on a contract or lease option with the proviso that the title isn't clear, or rent until you can get it through probate or can acquire clear title through a quiet title action (typically your state's time period to effect adverse possession).

So I am quite snake-oil saleman (or as my father would say "flim-flam artist") ADVERSE and wish I would have known about the real quality of this site back in January and I'm certain I would have closed a deal by now.

Is getting a bad deal considered an "adverse condition" of the property that must legally be disclosed?
