@Linda WillisI have no real knowledge of hotel/motel but am looking at a similar deal and thinking through numbers / options (I came across your post searching for info on motel investing) since no one responded, I'll give my two-cents.  

@Steuart Wright This is a pretty good thread for those trying to use FHA to their advantage.

For the easiest way is to hire an Home Inspector that will go over all points for you will cost you about $300.For the Cheapest way and best way (recommended, so you can learn from your own experience) to go down your self for a couple of hours and inspect every corner of the house, wright down all that needs to be fixed, and get estimate from at least 3 different contractors, (usually give free estimates).Very important you should provide the list to be done so you can compare apples to apples.

@Linda BrentHi Linda,You can put four mortgages in your name & your husband can put four mortgages in his name, don't put each mortgage in both of your names, that will give you the ability to take out eight total mortgages.
