IF however you want to generate leads or traffic to the website, SEO(search engine optimization) becomes quite important. 

Within 15 min from grocery stores/gas stations and not near a lot of traffic which is really all we want lol.

The results were OK but not fantastic.A few weeks later we decided to post videos of our rehabbed units to FB and the traffic we started receiving from FB went through the roof.   

For other member curious, I've been hosting in Punta Cana through various platforms and its a heavy traffic areas, but short term renting here only works if you have a great team in place. 

Tons of businesses run virtually now and use home addresses, they are trying to prevent storefront traffic etc in residential areas.

I live in Pigeon Forge and the lack of traffic, more akin to January and February than May, is enough to say something is amiss this season. 

If you know about traffic in the GA metro area.

Even in high traffic cities it can be tricky to keep occupancy over 85%, so you would have to be very competitive with your property to hit the 60% mark in my opinion where seasonality is so strong. 

In the midwest or in other colder climates move ins are tough in the winter so now that it's warming up we're seeing leasing traffic increase, so that's something to consider as well.  

If you are not getting any traffic, it is usually a pricing issue based on what I have read on this forum.
