The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

One option I see is including the fee in my listing (which puts me at a disadvantage to others as I will have higher fees until they all get the same email as I did), then leave the guest a check on the counter for them to use when they register.

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

For fippers;  due to high liability falling onto you personally if plumbing pipe pops a fitting after you close/sold to a buyer and you used a handyman to do the plumbing without the plumbing permit AND inspection;  bad things are going to happen.
