I was thinking more of like a cigar lounge or dry cleaners since there isnt any in that area. 

I do belive that Cos is still undervalued compared to the rest of the front range.

@Jay Hinrichsofcourse we need to run all the numbers but this was only in context of tax rate as I was going to walk away from TX only cos I was considering higher tax amount when it was not right.

I can see guests complaining if say the pool person comes out back while they are lounging at the pool etc.

I did something similar in lounge area of my shop and it turned out really nice. 

Turning it into a game room, workout room or just an extra lounge, would be a great added value and would increase your rents.
