HUGE difference in MF  A B C D and  SFR  they are apples and oranges.along with location. 

Hello,I have a property that I am giving a face lift to (siding, new windows, partial roof, and new flooring.

But I started to come around when I realized this is a great way for their company to get deals done without lifting a finger, and we pay for their inspection.  

In many successful businesses, the founders start off doing the heavy lifting and leg work themselves, but as their business grows they let go of responsibilities to people they trust.

You can buy a stock, in lets say apple or Microsoft, but that doesn't give you a seat at the table of CEO, CFO, COO ect... but In syndications, you can talk with the managing partner and get all the information, strategy, and experience ect.... 

Any good opportunity can attract bad apples, but here, they don't last because the culture is being of service and making a difference.
