Thankfully the team I have joined has amazing splits and provides me with Zillow premier, I’m starting to get leads coming in already and the team leader is passing me a bunch of warm leads this week as well because she is unable to handle all the business

Far more money will come into these areas from out of state investors as it has been for recent years then the north side.Our company has taken entire blocks and turned them around but sometimes the reward isn't worth the risk unless you have the city and community leaders behind you and alot of people don't have those resources.  

It's possible but, to be true we have to accept that our "leaders" are in effect morons who have vision of all but 10' in front of there face, the inability to think 2,3 steps ahead.

Here are some deets on how I narrowed down my search area:I religiously read online forums to search where people are moving, good school districts, low crime areas, out of flood zones.

@salvatoreFirst of all I would say congratulations on your success anyone who's done it knows the hard work that's entailed in achieving and sustaining that type of portfolioLike you I probably have very similar Battle Scars and wounds from all the years of being an investor good and badMy experience the reason most people never cross the finish line is because they failed to get started and simply crossed the starting line. they never take the action needed they never write their goals down and more importantly they don't even know what their goals are they confuse a goal versus a strategy and there's no one there to tell them different. how do you know that you're on the right path to achieve your goal after you own 5-10-20 properties and you don't understand how to become a leader and not a manager and understand it leveraging time of other people's abilities is the true way to scale.

Even if the coins themselves are entirely decentralized, they still have founders/leaders who can heavily influence the community. 

Few, if any other programs encourage their students to become thought leaders as much as Joe does.

All-in-all Memphis has some work to do before it can plan to see high percentage growth and to be fair, 3% annual growth may be perfectly fine, but I think the city and certainly business leaders have other ideas.
