For your price range you might also try the south/southeast side of town.

Guess I've been mostly focused in my world here in the southeast valley and up in Verde Valley.

There are more affordable options there.The Southeast Valley (Chandler, Gilbert, Queen Creek, etc) has grown significantly, and is often praised for good schools and community amenities.
