I am putting in the numbers as they pertain to my circumstance: $30,000 purchase price$0/mo payment (7%, 30 years) $900/mo rent --- I've lowered this due to possible 10% vacancy and/or possible lower rent during the year.$450/mo expenses (based on 50% of rent)$450/mo NOI$450/mo cash flow (NOI - payment) I have not taken into consideration income tax -- does PITI take this into the equation or is it only the property tax included in this?

Do yourself the favor and find an attorney experienced with these type of transactions and ask them to draft you a contract and walk you through what each section means and how you'd fill out each section pertaining to each different transaction.

Any public notice that pertains to the property should have been disclosed prior to the closing The fact that the notice was disclosed after does you no good l would have the property management get an opinion on the safety of the tree I would then proceed to negotiate payment from realtor broker if needed The fact is the agent violated their responsibility towards you and are in violation of realtor codes

I also have a few ethical questions.First, as it pertains to Arizona, with property the greater Phoenix metro appreciating at national-record pacing, why would someone choose to take a haircut on their sales price and sell to a wholesaler, versus directly to an investor or a homeowner?
