@Ian Scalzo,Probably be good to let the seller see you as the solution to their problem.Find out what problem they are trying to solve, then propose solutions which serve their need, keeping in mind - but not saying out loud - the benefit which YOU will derive from helping them solve their problem.

@Ian Ross - Do you mind sharing what dialer are you using for your VA and is your VA a direct hire or are you using a service?  

@Ian Lenny I've always had good luck with Rentometer and I self manage anything smaller that I can get too easily because it allows a lot more control on costs and vacancy
