If you look down in the southeast/ Henderson section of Las Vegas 250k will not offer you many homes to choose from.

Which means the terms maybe a little worst than the SouthEast.

I'm currently looking to buy multifamily (apartments) in Southern California 4.5-6+ cap or South/ Central Florida 6+ cap (LA, Inland Empire, South East Fl etc)I currently own manage a portfolio of about 40 units with some ownership.Search: 15-50 units (this varies a lot...currently we're looking at south LA versus Inland Empire.)So a little background on how I usually buy a property...

It is very borderline on area, if you were on other side of 95 it would be better.  2 and a half blocks southeast is one of the unsafest part of the city.  

I'm much more familiar with Southeast Portland.  

She waited till the last minute on Friday to tell us this (this firm's way of dealing with its issues), and we couldn't clarify the issue in time (this was during the ice storms that wrecked the south east, so a lot of the office people we had to deal with were stuck at home).

If you’re going to live in the southeast valley, this is the place I think you should be.
