I think area is a slow and steady play wit some interesting dynamics at the moment. 

So far Ive been trying to work wit my realtor friend but Im having a hard time getting into the flow. 

I am not a lawyer, but in my opinion, a strong odor of Marijuana is preponderance enough, even better if you have a witness smell it too. 

I have witnessed many who lost their life fortunes betting that RE was the only way to reach richness.

I believe Ray is correct...once they turn the keys over, they have surrendered the property and all it contents.... you can do whatever you want with it.Abandonment laws are for when tenants just disappear and you don't get notified or keys etc..... at that stage you don't know what they are doing....they may show up again and wonder where all their stuff is....in hos cases, you have to store it etc.You spoke and witnessed the move out and got keys.... its back in your possession and you can do whatever you want

This can lead to discounts and extra perks as they will witness your commitment in building relationships within the real estate community. 

I went and found an appraiser that does commercial stuff and is willing to be a witness in court.
