I already made an offer on a 2BR in Kaka'ako last week, and the sellers dropped the price significantly in their counter-offer, but I ultimately walked away from the deal after they were unwilling to drop further.I have heard that the Hawaii RE market is resilient, but I have to imagine that the economic uncertainty and impending recession due to Covid-19 will drive prices down to some extent in the short-term.

Earlier in my RE investing career, we did more workforce housing where the yield was higher (or supposed to be) but then, especially with the pandemic we found that the higher-class properties are a bit more resilient and so we now have a $50mm multifamily fund that focuses on Class B multifamily in up and coming markets.

. ;-)  However, any walls, or floors/ceilings, in common with another unit will need to be fire rated.The first thing is to check your zoning to see if a three-unit property is permitted under current zoning and whether the property (building and lot) satisfy the sizing and coverage requirements for a three unit property.If zoning allows for three units and the property satisfies all requirements, then you can turn your attention to resilient channel, fire-X sheet rock and closets on every wall ....
