Describing yourself as an ex-pat is irrelevant.It depends on whether you are a US Citizen/Resident or not, which it seems like you are.I think you need to have a conversation with your CPA and determine what your tax burden would be on a direct sale.Now that you know that number, decide if you would prefer not to pay that as a tax, if you feel that way, see if you can do a 1031 exchange.

One sort of solution I see for you wanting a higher LTV threshold is to potentially add a US citizen to the LLC (friend, family member, or business partner perhaps if they have US Citizenship) and have them as the personal guarantor on the loan.
