It looked like no end in sight just yet....But there were clues the foundation was weak...We actually took the offer we did because every other offer was 100% financing or close (or over 100%)...

That doesn't solve the weaknesses, and the redundancies just mean you're paying twice for all the things you CAN do.2 - A relative that also wants to go.....aw, just read the same description for a friend above.

If landlord is renting a hard to fill space in a center then yes maybe back fill it with a weak tenant as it is not generating revenue anyways so just a bonus.Look at liquidity and net worth of tenant personally to be able to feed the business if it is not profitable or just slightly and needs capital infusions to stay afloat.

If you have weak tenants but below markets rents then it can be a benefit for them to go out as with a superior location the national tenants will usually pay premium rents to be there.In that case you get a double boost in value.
