It's a higher priced rent but very desired location, updated, and compares favorably to others listed in the area --- and still priced competitively.

Compared to traditional, I think the latter is only the risk.

As a beginner, I understand running the numbers as far as rent comparables, but also know there's more to consider than that. 

Reno is still "affordable" compared to California, Boise, Austin, Portland, Seatle, SLC comparison and there are plenty of properties in B areas next to A areas that you can get for under 400K.

You'll have to determine how our prices compare but as one data point we do a complete gut/redo of a 7x5 bathroom for $12,500 and a complete kitchen for $24k.

If you go inland just a few mile the insurance is much cheaper and with a sfh as compared to a condo the HOA are very low.
