I'm looking for some clarity on how those who use conventional financing work with their DTI to keep themselves eligible for new loans.  

thank for the response everyone, let me see if I can bring some clarity to this, Please keep in mind she has been renting for 14 years @775 so the market has changed in this area in 14 years, and the comparable sales for the area are 6K-14K (http://www.zillow.com/homedetails/18600-Ilene-St-Detroit-MI-48221/88732228_zpid/)I can totally understand everyone point of view on the land lord having cash follow, however if we did move there is no-way he can sell for more then 10K or rent at 775 in 2013 and beyond therefore I would be the best option, the reason I would like to buy as you can see 775 is a waste of money when its cheaper to buy ,Please correct me if im wrong everyone.
