During due diligence:  get copies of current leases, lease amendments,       exhibits, rent receipt details (proof of tenant's paying timely), deposits       held, etc. 

If it doesn't, I just put it on the list for future amendments. 

I would amend the lease giving them October free (see why I don't do this?)

Lease Amendment 4.

Initially submitted as a request to convert to a triplex but amended to be a duplex due to costly building code requirements in our locale.Site plan waiver DENIED 7/29.

If it is not adequate, it will cost you more to hire counsel to amend it than it would have cost initially to get it drafted correctly.  

What I mean by that is yes the deed in lieu and how it was done was not correct, but realize if they amend your ch 13 plan all those arrears will be added to the plan plus the normal payments which you need to look in the mirror and review whether it’s worth fighting the legal costs for something you still may not be able to afford.

Aside from that, IF you need to extend closing date, extend DD or any other modification to the original contract, then just send an amendment with those changes and get both the seller and the buyer on the original contract to sign, then send to your closing company.If you have dated something on the assignment of contract and need to extend that, then you can then send an amendment to the assignment. 

Small amendment: there are a smaller number of online auctions through Xome and Auction.com that are REO and are eligible for financing since the title has already been cleared of outstanding liens. 

Each one of these changes has been handled with an addendum or amendment to he original lease.
