This is more of a learning exercise, but as you pointed out, there is a giant lack of this type of real estate. 

We are working on a duplex now, got it for $15K, and you better believe we're at the $28K renovation cost now, rent will be $675/side, so it's worth it.. but i can't imagine if it was my first, whew-- all these giant renovation costs, it'd be insane if it was my first!

I'm not sure if you plan to bring on an assistant or team members, but having to retrain (or relearn) could be a giant headache as well. 

But, if you're trying to balance simplicity and returns, well...I don't know that you need giant "team" or even a wealth advisor. 

As @Dick Stevens mentioned, you can draw up such an agreement for the tenant to sign, but they are under no obligation to do so. 

They're not a giant PM company, but they've done a pretty decent job for me.

I thought you'd get hit with a giant tax bill the second you pull it out.

Vector means that the graphics are scalable without becoming pixellated: you can print a giant poster of your logo and all of the lines will remain crisp.

(I don't actually report them, that would be a dick move, which is why I leave that "next 28 years" option on the table.... others would report them and FORCE refinance them.)
